South Down Shores is the largest gated community in all of the Lakes Region. The development is 260 acres with over 4000 feet of pristine waterfront on Lake Winnipesaukee. Within South Down Shores is eighteen different condominium villages and a variety of single family homes. Being centrally located in the Lakes Region of New Hampshire makes it equally attractive for full time residents and seasonal owners.

Living at South Down affords it's residents access to a variety of ammenities. First off, the 4000 feet of waterfront with a sugar sand beach is great for cooling off during the summer months. Generous green space with an extensive walking trail system throughout South Down and along the waters edge makes for a nice walk or jog. Along the waterfront you will also find that South Down has it's own on site Marina complete with 218 dry boat berths, 40 boatslips and a mooring field. Boat slips and dry berths are individually owned but can be rented seasonally to other owners within the community. Dock masters are on duty during the boating season to launch your boat and return it to it's dry berth. Many of the communities around the lake have docks and moorings, the on site dry berth and the launching service are unique to South Down Shores.

Other amenities at South Down include tennis courts, basketball courts and various walking trails that weave around the entire development. The trails are great for a gentle walk or a jog. South Down is also a half mile from Laconia Country Club. There are six other golf courses within easy driving distance of the community. For folks that are skiers, Gunstock Mountain is only 15 minutes away and more mountains are within 30 minutes drving to the north including Waterville Valley and Loon.
